LOCATION: Marina del Rey, CA

A luxury high-rise community of three, 20 story towers totaling over 800 units, this master plan was designed to maximize the views from each tower while providing generous terraces for recreational uses. The towers were planned as three independent structures providing for separate ownership, built over linked garage structures and accessed by a common private drive. The final plan’s guidelines called for the structures to compliment each other in materials and detailing, but allowed for each to have a distinctly different design.

The overall master plan’s design theme was derived from the project’s marina fronting location, featuring the liberal use of aqua tinted glass combined with vertical accents of varied hues of aluminum panels layered on a concrete framework of exposed round columns and jutting horizontal balconies, intended to symbolize the water and sailboats juxtaposed against the piles and docks of the marina. In addition to the initial planning services other architectural entitlement services provided included 3D studies and animation of the proposed designs, as well as processing services for obtaining the necessary variances and modifications during the build out phases.
